Did you get a thorough building inspection with moisture meter testing when you bought or did you rely on the one supplied by the owners? You also raise good points about the Codes of Compliance issued by Council contracted independent agencies. I have come across this problem once or twice before for houses built around 2000. Definitely something for other buyers of homes in this era to be aware of. Agree with you on the the fact that LIM reports don't necessarily tell you the full story especially if owners have not made any claims for leaking issues. Buyer Beware indeed. If you are purchasing a home built in the 1990-2004 era, tread carefully and do your homework.

Thanks for your candid comments.
Did you get a thorough building inspection with moisture meter testing when you bought or did you rely on the one supplied by the owners?
You also raise good points about the Codes of Compliance issued by Council contracted independent agencies. The vendor via the agent supplied a whole sheaf of documentation including a LIM report with a Code of Compliance and a Weathertightness report. Three years later when I wanted to sell and conscious of the wariness of buyers to harditek clad homes I commissioned another weathertightness report and found I had a leaky home. The report the agent gave me was useless because a building can change in a couple of years and in any case the issuers of that report are bankrupt. The Code of Compliance is also useless because it was issued by ABC Certified inspectors so the Council are absolved from all blame The LIM disclosed no problems because like all LIMs they only comment on Defects that have been notified to the Council . Buyer Beware.

I bought a house in 2007 that was 7 yrs old.
